Renovations are complete on the Adolphus Hotel, which is now part of Marriott’s Autograph Collection.

GRS Group worked with the buyers of the Adolphus Hotel property for its pre-acquisition due diligence, as well as due diligence on several adjacent parcels, including Phase I and Phase II Environmental Site Assessments and Property Condition Assessments.  For the renovation loan, GRS Group provided the lender with Plan and Cost reviews and ongoing  construction monitoring inspection reports for each phase of renovation.

The Adolphus has a long and colorful history. Since opening in 1912, The Adolphus has served as a Dallas icon and an integral part of the city’s history and culture. It was built as Dallas’ first luxury hotel by Adolphus Busch, founder of Anheuser-Busch. Situated on the original site of City Hall, the Adolphus was modeled after a grand Beaux Arts German Castell with Busch commissioning European craftsman to create authentic details throughout the building. The Adolphus has hosted many respected world leaders from Warren G. Harding to George H.W. and W. Bush.  Queen Elizabeth II and Prince Philip also stayed in the hotel in 1991.

In its new iteration, the Adolphus’ public areas resemble a grand European home—from the atrium living room anchored by antique fireplaces to the convivial workspace lobby where guests can settle in for coffee or cocktails.  The five-phase renovation project included building exteriors, meeting rooms and ballrooms, guest rooms and corridors, retail amenities, back of the house renovation, life-safety, ADA and technology upgrades and modernization
