GRS Group provided Pre-Construction (Plan and Cost) Project Review and Construction Progress monitoring services for a 280 unit Class A Multifamily Community. NordHaus is a Scandinavian themed 3.2 acre community in northeastern Minneapolis. With a total project budget over $100 million, the property consists of 532,000 GSF—consisting of two new residential apartment buildings over a retail space and parking garage—in northeast Minneapolis. The low-rise building is a six-story residential apartment building over two levels of parking garage. It consists of five stories of wood framed apartments over one story of concrete framed apartments/lobby/retail/parking at ground level over one story of concrete framed parking below grade. The high-rise building is a 20-story post-tensioned concrete residential apartment building with two levels of above ground parking and 1 level of underground parking.
In addition to featuring best-in-market Scandinavian inspired finishes, the community contains an impressive array of first class amenities, including dog play areas, bicycle lounges, package concierge services, work from home suites, club room areas, hobby rooms, and a one-acre rooftop amenity area including a pool, hot tub, and more. Built by Lennar Multifamily, the name NordHaus is a tribute to the area’s Germanic roots. The neighborhood is still often called “Nordeast” by locals.
GRS Group Director, Julie Sorensen, spearheaded the services package for the project’s primary lender. The property held its Grand Opening in June 2018.
