GRS | Corteq recently provided services on the acquisition of Atrium III, a 156,526 square-foot office building in the city of Greenwood Village, located on the outskirts of Denver. At the time of purchase, the building was 100 percent leased with long-term leases in place. The tenants include two federal agencies that lease 46 percent of the building.
Atrium III, a three-story building with an atrium lobby, offers mountain views, covered executive parking and easy access to Interstate 25. Built in 1983, and renovated extensively over the past 5 years, the property is also located just a half-mile from the Arapahoe at Village Center light-rail station, making it an attractive, moderately priced office space for its long-term tenants. The Atrium III offering drew interest from several investors.
